In which language is the inspection report issued?

Belgian regulations require the official report (PV) to be issued in French (Brussels & Wallonia) or Dutch (Flanders), depending on the property's location. We provide an English summary and explanations on request at no extra cost — just let us know when booking.

Is an electrical inspection mandatory?

Yes — since 2008, mandatory before any property sale in Belgium. The inspection report is required by the notary before signing. It is also required for meter activation, periodic inspections (every 25 years for residential), and short-term rentals (every 2 years).

How much does an electrical inspection cost?

For a standard residential property, expect € 165 to € 250 VAT included. The price depends on the number of distribution boards and circuits. Our quotes are all-inclusive (no hidden travel fees).

How long does a certificate remain valid?

It depends: 25 years for a compliant residential installation, 5 years for non-residential, 2 years for short-term rental (Airbnb), 10 years for the EPC, 5 years for the propane tank. Details are stated on your report.

What happens if my installation is not compliant?

You receive a non-compliance report listing the issues. For a sale, you have 18 months from the notarial deed to make corrections without blocking the transaction.
