The EPC certificate (Energy Performance of Buildings, « PEB » in French) is mandatory when selling or letting a property, subject to the exceptions each Region provides, and its energy class must appear in every advertisement you publish (Immoweb, agency window, portals). It tells the buyer or tenant the energy consumption level of the property, on a scale from A to G.

Atlas Contrôle is an approved EPC certifier in the Brussels Region, in Wallonia and in Flanders. We document every piece of equipment carefully (insulation, boiler, glazing), as the regional protocols require.

ⓘ Language of the certificate: the official certificate is issued in French or Dutch, as the regional rules require. We explain the rating and the recommendations in English on request, free of charge.

Property sale

Mandatory from the moment the property goes on the market. The certificate has to appear in every advertisement and be handed to the buyer when the preliminary contract is signed.

Letting

Mandatory when letting, subject to the exceptions each Region provides. The energy label has to appear in the advertisement, and the certificate goes to the tenant with the lease.

Property advertisements

The EPC label must be displayed in all advertising — Immoweb, Logic-Immo, agency listings, shop window. Omitting it carries financial penalties.

Frequently asked questions

How long is an EPC certificate valid? ▾
The certificate is valid for 10 years. If you carry out major energy improvement work (insulation, boiler, solar panels), it is worth commissioning a new certificate so the property is valued for it.
How much does an EPC certificate cost? ▾
From €150 for a studio, €220 for an apartment and €290 for a house under 200 m². You get a detailed quote within 24h for your specific situation.
What should I prepare for the visit? ▾
Ideally: plans of the property, boiler invoices, insulation certificates (roof, walls), proof of when the glazing was fitted, photovoltaic invoices. The more documents you have, the better the rating we can justify.
Does the certificate transfer to the new owner? ▾
Yes. The EPC certificate belongs to the building and stays valid for 10 years from the date it was issued, whoever owns the property. A buyer can reuse it if they resell within the decade.
What are the penalties for not having a certificate? ▾
In Brussels as in Wallonia, missing the certificate or leaving the EPC label out of an advertisement exposes you to administrative fines (up to several thousand euros) or to criminal penalties.
Do you issue the Flemish EPC as well? ▾
Yes. We are approved for Brussels, Wallonia and Flanders (VEKA scheme). Call us on 02 726 64 04 to book.
