Belgian law requires the official inspection report (PV) to be issued in French (for properties in Brussels or Wallonia) or Dutch (for properties in Flanders). We provide an English summary and full explanation at no extra cost on request — just mention it when booking.

Yes, for the sale of a home whose installation dates from before 1 October 1981 and never underwent a full conformity examination, including on resale (RGIE, Book 1, 8.4.2). A more recent installation is subject to the periodic inspection, every 25 years for a dwelling. It is also required for meter activation, periodic compliance (every 25 years for residential) and, in Brussels and Wallonia, for short-term rentals (report less than 2 years old).

Typically 30 to 90 minutes for a residential property, depending on size and complexity. Industrial sites or HV cabins take 90 to 180 minutes.

For a residential electrical inspection, the official report is sent to you within 48 hours on average. For non-residential installations and other inspection types, allow 24 to 48 hours. The signed PDF is sent to you by email; you can then forward it to your notary or grid operator (Sibelga, Fluvius, Ores, RESA).

You receive a non-compliance report with the specific issues. The sale is not blocked: on a first sale, the buyer has 18 months from the notarial deed to have the corrections made. We offer a discounted re-inspection (€95 within one month of our inspection) once the work is done.

It depends on the inspection type and use case:
• Electrical (residential, compliant): 25 years, but the sale of a home with an old installation (before 1 October 1981) that never underwent a full conformity examination calls for an inspection visit at every sale
• Electrical (non-residential): 5 years
• Electrical (short-term rental / Airbnb): report less than 2 years old when applying for the certificate (Brussels, Wallonia)
• EPC certificate: 10 years
• Propane tank: 5 years
• Fire detection: operation check every year on workplaces, accredited inspection at least every 3 years
• HV cabin: 1 year (annual periodic)

For an electrical inspection: provide owner contact details, the EAN code (on your electricity bill), and if available the single-line and layout diagrams. If diagrams are missing, their absence is recorded as a non-conformity in the report — our ISO 17020 independence forbids us from drafting them for you; have your electrician prepare them in advance.

Yes — you or someone with access to the entire installation must be on site. The inspector needs to access the meter, distribution boards, all rooms and (for gas) all appliances.
