In which language is the inspection report issued?

Belgian law requires the official inspection report (PV) to be issued in French (for properties in Brussels or Wallonia) or Dutch (for properties in Flanders). We provide an English summary and full explanation at no extra cost on request — just mention it when booking.

Is an electrical inspection mandatory?

Yes, since 2008, an electrical inspection is mandatory before any property sale in Belgium. It is also required for meter activation, periodic compliance (every 25 years for residential) and for short-term rentals (every 2 years).

How long does an inspection take?

Typically 30 to 90 minutes for a residential property, depending on size and complexity. Industrial sites or HV cabins take 90 to 180 minutes.

When do I receive the report?

For a residential electrical inspection, the official report is handed to you the same day, on site, at the end of the inspection. For non-residential installations and other inspection types, allow 24 to 48 hours. The signed PDF is sent to you by email; you can then forward it to your notary or grid operator (Sibelga, Fluvius, Ores, RESA).

What if my installation is not compliant?

You receive a non-compliance report with the specific issues. For a property sale, you have 18 months from the notarial deed to make corrections — this does not block the transaction. We offer a discounted re-inspection (€95) once the work is done.

How long does each certificate remain valid?

It depends on the inspection type and use case:
Electrical (residential, compliant): 25 years
Electrical (non-residential): 5 years
Electrical (short-term rental / Airbnb): 2 years
EPC certificate: 10 years
Propane tank: 5 years
Fire detection: 1 year (annual periodic)
HV cabin: 1 year (annual periodic)

Do you operate everywhere in Belgium?

Yes. Our 4 offices (Schaerbeek/Brussels, Vilvoorde, Saint-Georges-sur-Meuse, Ghent) cover Brussels, Wallonia and Flanders. Travel costs are included in our quoted price — no separate travel fee.

Can I pay by credit card?

Yes. We accept Bancontact, Visa, Mastercard, bank transfer and online payment. Invoice issued for VAT-registered companies.

What should I prepare before the inspection?

For an electrical inspection: provide owner contact details, the EAN code (on your electricity bill), and if available the single-line and layout diagrams. If diagrams are missing, their absence is recorded as a non-conformity in the report — our ISO 17020 independence forbids us from drafting them for you; have your electrician prepare them in advance.

Do I need to be present?

Yes — you or someone with access to the entire installation must be on site. The inspector needs to access the meter, distribution boards, all rooms and (for gas) all appliances.
