Energy certificate — for the listing

The building's energy performance certificate must be available as soon as the first listing is published (sale or rental). Without it, the listing is in breach and the notary cannot proceed.

Electrical inspection — for the deed

The RGIE/AREI electrical installation inspection report is required to sign the notarial deed for any installation predating 1981 or modified since the last inspection. The notary cannot sign without it.

You receive two official reports: for a residential installation, the electrical inspection report is handed to you the same day, on site, at the end of the inspection; the energy certificate follows within 24-48h by email (signed PDF). Why are the energy certificate and electrical inspection mandatory for selling?

The energy performance certificate (PEB in Brussels/Wallonia, EPC in Flanders) is required as soon as the sale is publicly advertised — it informs the buyer of the property's energy consumption. The electrical inspection report (RGIE/AREI) is required to sign the notarial deed for any installation predating 1981 or modified since. Without these two documents, the notary cannot finalise the sale.

How long before listing should I get the energy certificate?

As soon as you decide to sell. The energy certificate must already be in your possession at the moment of the first public listing (real estate websites, agency, shop window, etc.). Allow 24 to 48 hours after the visit to receive it signed.

What happens if my electrical installation is non-compliant?

The sale is not blocked by an electrical non-compliance. The buyer simply has 18 months from the deed to carry out the corrections and present a compliant report. For the energy certificate, no work obligation applies: it provides information to the buyer, not a minimum performance threshold.

How long are my certificates valid?

The PEB certificate (Brussels, Wallonia) and EPC (Flanders) are valid for 10 years. The electrical inspection report is valid for 25 years for a compliant residential installation, 5 years for non-residential, 2 years for short-term rentals (Airbnb, holiday lets, furnished seasonal rentals).

Is the report sent directly to my notary?

Upon your request, we send the signed reports directly to your notary by secure email. You systematically receive a copy. The transmission remains at your initiative — you retain control of the file and choose the timing.

What should I prepare for the visit?

For the electrical inspection: the single-line diagram and layout plan of the installation, the EAN code (on your electricity bill), and access to all rooms. Do I need to be present during the visit?
