Gas CERGA collective boiler room
Inspection of the common boiler room and distribution network. 5-year cycle (Brussels + Wallonia).
PEB collective boiler (Brussels)
PEB boiler acceptance mandatory in the BCR for every installation > 70 kW. Atlas is accredited for PEB heating.
Parking charging stations
Inspection of IRVE charging stations installed in the common parking (RGIE article 270 + AREI section 2.2).
Commissioning after renovation
Commissioning a new electrical or gas installation after major works in the building.

When the relationship begins, we reconstruct the mandatory inspection planning for each of your buildings over 5 to 25 years and alert you 3 months before each deadline.

Property manager questions
Can Atlas handle appointment booking with each co-owner on our behalf?
Yes. For property manager contracts, we offer a direct coordination service with co-owners: we send out an availability survey, schedule individual visits on the same day or over 2-3 days, and send you a global summary. You stay informed without managing the e-mails.
How are visits to a co-ownership building invoiced?
Two options depending on your preference: (1) invoicing to the property manager who then re-invoices each co-owner according to their share (recommended for common areas), or (2) direct invoicing to each co-owner for private inspections (electrical or gas in apartments). Our client portal lets you manage both modes in parallel within the same building.
Does Atlas track non-conformities through to closure?
Our client portal traces each non-conformity per property: status "open" until the re-inspection visit. You see at a glance which buildings are at risk and can follow up with the affected co-owners.
What happens in case of an emergency (lift breakdown, gas leak)?
Atlas is not a repair service: we are the inspection body that validates installations. In case of a gas leak, contact Sibelga directly (0800 19 400) or Resa depending on your region. Atlas can intervene after repair for the regulatory commissioning.
Do you have a legal contact for regulatory questions?
Yes. Our technical team answers compliance questions (RGIE 2026, CERGA, PEB). For purely legal questions (property manager liability, general assemblies, etc.), we recommend a lawyer specialised in co-ownership — we can put you in touch if needed.
